Here at Sheen’s we have many years of experience in the selling of Residential Park Homes across the Tendring Area.
The introduction of Mobile Homes Act 2013 has given the reassurance to owners of Park Homes that they have control in the selling and buying process. This means that the paperwork can all be completed in House and with our expert guidance.
Here at Sheen’s we can help guide you through the entire selling process.
Under the park home regulations, 10% of the agreed sale price goes to the site. This is to be paid by the new owner. In Turn this means that 90% of the sale proceeds will come to the legal seller of the Park Home.
As well as all of our normal selling services and marketing, Sheen’s Residential Park Home package will additionally include the following:
– Setting up the Legal Schedules ready for the Seller
– Organising the Legal Schedules with the Purchaser
– Checking that the Buyers meet the criteria for the site
– Liaising with the site to confirm the sale can complete
– Organise apportionment letters so buyers know when and who to send the completion monies to (90% to the Seller & 10% to the site owners)
– Finalise the completion documents & Release Keys upon Completion
Please note: When selling the park home, we will need to see proof of Identification from each legal seller (or Power of Attorney). If the property is being sold as part of an estate sale we would need proof of ID from each executor and also copy of Letters of Administration or the Will showing proof of the right to sell.
At Sheen’s we can provide a written valuation for probate purposes Free of Charge. We understand at this difficult time that you will need the space to make your decisions, so once the valuation is provided it can be left with you to deal with everything you need to your end.

Full Management Package
Our fully managed option is there for those landlords who want us to take charge of the entire rental process. All dealings with the tenant will be solely Sheen’s responsibility. We will deal with the collection and payment of rent. Any maintenance issues which arise will be reported to us and duly dealt with according to your instructions to us. We will carry out regular checks on the property and report back to you. With this option we also include free rent and legal protection (terms apply). This package is designed to make your investment run as smoothly as possible with the minimal amount of input from yourself leaving the whole rental process to our dedicated team.
Rent Collection Only Package
The Rent Collection Package is aimed at those landlords who wish for us to deal with all sides of collecting the rent and also chasing unpaid rent should this occur. We will also provide statements of the funds which have been received and transferred to yourself as the landlord. These statements will help provide the necessary information for your tax returns on rent you have received. This package is suitable for Landlords who are happy to deal with the maintenance side themselves where the tenant will have contact to report any issues which arise.
Introduction Only Package
This package will include all advertising to find you a tenant, draw up the contracts, produce a detailed photographic inventory and everything you need to get you to the day of the tenant moving into the property. The tenancy will then be fully handed to you as the landlord where you will be responsible for collecting all rent, maintenance issues and all aspects of the ongoing tenancy.
